Approval Required

  • All screen enclosures, patios, pools, and additions require prior approval from the SilverLakes Modification Committee.

  • City permits are required.

  • For lakefront lots, South Broward Drainage District (SBDD) approval is also required.


Screen Enclosures

  • Allowed materials:

    • White or bronze aluminum frame material

    • Silver, gray, or charcoal fiberglass screening material

  • Must follow the existing roofline or be one of the following styles:

    • Gable

    • Mansard

    • Hip

  • Aluminum awnings/flat roofing are not allowed.

    • Instead, either extend the existing roofline or install a screen enclosure.

  • No screen enclosure or front door screening may be installed on the front portion of any home.


Pools

  • In-ground pools only. Above ground pools are prohibited.

  • All pool requests must include:

    • Official property survey with setbacks

    • Specifications for decking

    • Child safety fence (if applicable)

  • Modification requests for a pool and deck must be submitted together, on one survey.

  • Fencing and screen enclosure requests must be submitted separately.


Setback Requirements

  • Rear setbacks:

    • Minimum 5 feet from the rear property line on interior lots.

    • On waterfront lots: can extend up to the 20-foot lake maintenance easement (but not into it).

    • On lots abutting the 25-foot landscape buffer: may extend up to, but not exceed, the rear property line.

  • Side setbacks:

    • Traditional lots: 5 feet from the side property line.

    • Zero-lot line properties: may extend up to the zero side and within 7 feet of the opposite property line.

  • Any side yard drainage easements take precedence over modification setbacks.


Additions & Patios

  • Aluminum roofs are allowed only if insulated with a minimum of 3-inch foam and a minimum slope of ¼ inch per foot.

  • Pitched roofs must match the original color, style, pitch, and material of the home’s roof.

  • Flat roofs are not permitted.
