Should the community be at capacity you may be placed on the waitlist. You may email Support@pinespropertymangement.com   with your Community and property address to be added. We cannot provide an estimate of when you will be contacted for availability to rent.  Current tenants have the option to renew their lease agreements. Minimum lease agreements are 12 Months.

You may be interested in renting a home in Silverlakes Community. Below is the procedure for tenant applications. Please review the below in its entirety to ensure there is no delay in processing your application. There are a few items to note before submitting your application please continue below. 

 

QUALIFYING GUIDELINES FOR ALL SILVER LAKES COMMUNITY PROPERTIES:

We have streamlined the process to facilitate providing quality rental properties to qualified applicants as quickly as possible. In order to achieve this, we ask that you submit fully completed applications and provide all of the required documentation and information as accurately as possible.

  •  The current owner cannot have a balance over 90 days.
  • The current owner can not have any violations past the first notice 
  • Property must be owned for 1 year NO EXCEPTIONS 

Tenants should request all of these items from the owner before submitting an application via tenant ev. THe association is not responsible for refunding application fees in the event the application is denied due to any of the above.

  • Single application: Must have a credit score of 600+
  • Two applicants: Average must meet the minimum credit score requirement of 600+  ( Both scores will be combined and divided by 2 to obtain the average score to be used for consideration ) 
  • Must have a valid social security number 
  • No evictions on record 
  • Silverlakes Community is a single-family community and any persons occupying the property must be from the same family. (immediate family)

If the above requirements are not met the application will be denied. Verify the current owner account status. 

Below is a general overview of the amendments:

  1. No residence within SilverLakes shall be leased/rented without prior approval of either the SilverLakes Association or the affected Sub-Association.
  2. All Lease applications must be submitted to Pines Property Management for processing.
  3. All new tenants over the age of 18 applying to occupy property within SilverLakes must obtain a background check performed.
  4. Investors are limited to no more than 10 total units within SilverLakes.
  5. A cap on the number of rental properties is in effect.
  6. The Association has stronger enforcement action against troubled tenants.
  7. Leases must be a minimum of 12 months.
  8. No unit may be occupied by a registered sex offender.
  9. The applicants must confirm with the management company prior to submitting an application if the community is at capacity.

Silverlakes communities have a 10% cap on rentals. Only military personnel is exempt from this requirement, upon the representation of deployment paperwork. This is subject to board review)

These amendments are effective as of January 23, 2021. Effective this date, all potential leases must be reported to Pines Property Management, to be processed in accordance with the Association’s amended language.

 

Below are some common questions regarding Silverlakes Tenancy 

1. What is required to submit an application?

License, fully executed lease agreement, Vehicle registrations for all vehicles that will be at the property, All pet information, and a background check will be required for all applicants and residents over the age of 18 years old. 
 
2. Are existing rental units subject to the rental cap restrictions?
Existing rental properties prior to the amendment should have been provided to the management company. That lease agreement will be grandfathered in until a new lease takes place.   In order to be grandfathered into to rental cap, the lease agreement must have been on file prior to 4/30/2021. 
 
3. If a tenant was already living in the property and had an active lease agreement before the amendment took place will their lease renewal be subject to the association's cap or will they be grandfathered in until the existing tenant leaves the property?
All existing leases must be provided within 45-days of recordation of the amendment. Prior to April 2021 These leases and their renewals will not be subject to these restrictions, however, any new lease will be subject to the screening and rental restrictions. Previous lease agreements must be on file with the management company or the tenant will be required to apply. If the lease agreement is NOT on file and was not provided within the allotted time frame the tenant will be required to apply. 
 
4. What is the protocol if there are more than 10% of the units currently occupied by tenants, will they be grandfathered in and have the cap applied when the existing tenants leave?
If the community is at capacity and the application wishes to wait until an opening occurs. They may be added to a waiting list to rent in the community.
 
5. Is there an existing credit score requirement for applicants?
All applicants must meet a score of 600 in order to be considered. If there are two applicants Combined score must meet 600. ( Add both scores and divide  by two) 
 
6. What is the application fee to apply to be a tenant in Silverlakes?
Please contact Tenant Evaluation to determine the price per application. Amounts are subject to change.
 
7. Is there a restriction on days when the tenant came to move into their home?
No not at this time.
 
8. Is there a common area security deposit required for tenants?
No, not at this time for Silverlakes 
Tuscan Pines required a deposit for all tenants.
 
9. What is the maximum number of vehicles permitted for tenants?
Tenants are not permitted to have more than 4 vehicles registered to any unit originally constructed within a 2-car garage and/or 6 vehicles to any unit originally constructed with a 6-car garage. 
PARKING ON THE STREET IS NOT PERMITTED AT ANY TIME AND WILL  BE SUBJECT TO FINING
 
10. Are there any pet restrictions?
NO MORE THAN 2 PETS ARE PERMITTED. NO PIT BULLS OR ANY DOGS WHICH EXHIBIT THOSE DISTINGUISHING CHARACTERISTICS OF PIT BULLS, REGARDLESS OF THE BREED ARE PERMITTED. 
 
11. How long can it take for a tenant to receive approval?
Approvals can take up to 30 days from the date the management company received the completed packet.
